The glass looks foggy or blurry.
Sometimes this is just dirt buildup. Sometimes it's something else. If the fog sits between two panes of glass and won't wipe off, that's a seal failure inside the window itself. Cleaning won't fix that one, and we'll tell you straight if that's what we're looking at instead of charging you for a wash that won't help.
Spider webs and dead bugs in the corners.
This is normal in Kelowna, especially near Mission Creek and the parks along Lower Mission. Bugs like the warm glass and the shade in window corners. We clear the webs, wipe down the frames, and treat the area so it takes longer to come back.

Why Kelowna Windows Get So Dirty ?
Hot, Dry Summers and Dusty Winds
Kelowna gets hot, really hot. On June 29, 2021, during the heat dome, temperatures hit 45.7°C. Even a normal July or August regularly climbs past 30°C. Rain almost never shows up to rinse anything off. That's the real problem here. So when the Okanagan wind blows through neighbourhoods like Glenmore and Dilworth Mountain, it carries dry farm dust straight onto your windows. Day after day, more dust lands. With no summer rain to wash it off, that dust just sits there, baking onto the glass under the sun. By August, most Kelowna windows are coated in a dull, gritty film that blocks your view and dulls your whole home's curb appeal.
Spring Pollen and Cottonwood Fluff
Every spring, the orchards and pine forests around Southeast Kelowna let loose a wave of sticky pollen. May and June are the worst months for it. Near Mission Creek, cottonwood fluff fills the air and blows right onto your house. This stuff isn't just dusty, it's sticky, thanks to natural oils in the plants. It grabs onto your windows like glue and traps more dirt as it settles. Wipe it with plain soap and you'll just smear a yellow paste across the glass instead of cleaning it. It takes a real squeegee and the right technique to get spring pollen off your windows completely, without leaving streaks behind.
Hard Water Baking in the Sun
During dry stretches, people lean hard on their sprinklers, pulling water straight from Okanagan Lake to keep their lawns green. Here's the catch: Kelowna's tap water carries a heavy load of calcium and magnesium. When a sprinkler hits your lower windows on a hot July afternoon, the sun bakes those minerals right into the glass. Do that enough times over a summer, and you end up with stubborn white crusty spots, known as hard water scaling. Regular soap and glass cleaner won't touch it once it sets in. It takes a mineral-specific treatment to break the buildup down and bring your windows back to a clear, streak-free finish.
Winter Frost and Road Slush
Kelowna winters are milder than Calgary's, but January still averages around -1°C, with plenty of frost and snow. Drive down Highway 97 or Harvey Avenue in the winter, and you'll kick up a mix of road salt, magnesium chloride, and brown slush. That grime splashes right onto the windows of nearby homes and storefronts. Come the spring thaw in March, it leaves behind thick, greasy streaks that regular cleaning can struggle with. Leave it long enough, and that salty mix does more than dirty your glass. It blocks out your winter sunlight and slowly eats away at aluminum window frames if it's never washed off.
Sudden Wildfires and Ash Fallout
Wildfires are just part of summer in the Okanagan, and they're never predictable. When the McDougall Creek wildfire broke out on August 15, 2023, it burned close to fourteen thousand hectares and covered West Kelowna and downtown in thick smoke and ash. That ash isn't just dirty, it carries acid. If it lands on your windows and mixes with a September morning dew, it turns into an acidic paste right on the glass. Left alone, that paste etches permanently into the surface and can wreck your rubber window seals over time. Getting ash off fast, before the dew sets in, makes all the difference.
Construction Dust from Kelowna's Growth
Kelowna's one of the fastest-growing cities in the country, and that growth means constant construction. New developments in areas like Upper Mission, Black Mountain, and the Central Green district kick up fine dust and drywall particles that travel further than people expect on a windy day. Unlike regular road dust, construction dust tends to be finer and stickier once it mixes with morning moisture, so it settles into a thin haze on nearby windows instead of blowing straight past.
